Box 5701 Charlottesville, Virginia 22905 RE: Soil and Foundation Investiaation Heischman Building - Colonnade Drive Charlottesville, Virginia Dear Mr. Wyant: As requested, our firm recently completed a series of ten (10) soil test borings at the referenced site. A Boring Plan showing the approximate location of each boring along with a log for each boring is enclosed. We also ran a laboratory compaction test, ASTM D-698 , on a soil sample we obtained from the site. The results of this test are shown in the enclosed table. We understand that a four story building is planned for this site. Finished basement floor elevation is 566 . 0 feet. This will require cuts of up to 18 feet and fill of about 6 feet to bring the site to grade. There are rock outcrops on the site and we found rock in borings 1 & 9 . Thus some rock excavation will be necessary. Fill should be placed in layers not to exceed 8 inches loose lift and compacted to at least 95% maximum dry density according to ASTM D-698 . Soils at the site, as revealed by our borings, are summarized as follows : 1) At the surface we found about 1 foot of topsoil . This topsoil should be removed from beneath all building and paved areas . 2) Beneath the topsoil in borings 2 , 3 , 4 , 5 , 7 , 8 and 10 we found 11 to 8 feet of fill and topsoil. This fill soil and topsoil is soft, should be removed and replaced with properly compacted fill . Normal Mr. Thomas R. Wyant, AIA December 29 . 1987 Page Two excavation will remove most of the soft fill except in the vicinity of Boring 5 , for example . 3) Beneath one of the above layers we found residual micaceous silt, silty sand and sand which has weathered from the underlying sandstone bedrock. Its bearing qualities were good. We found water 61 to 18 feet below the surface 24 hours after completion in all our borings except Boring 4 , which was dry. This means that some type of groundwater control will be necessary both during and after construction. Drains beneath the basement floor slab and adjacent to perimeter footings will be required. It is our opinion, insofar as the soil and foundation conditions are concerned, that the proposed building can be built on this site. Conventional concrete spread footings are recommended for both column and wall footings. Where rock is encountered above footing elevation, the rock should be undercut 1 foot and backfilled with properly compacted VDHT 21-A or crusher run crushed stone. For footings placed in the residual soils or on the crushed stone, an allowable bearing value of 6000 psf. can be employed. For footings placed in properly compacted fill, an allowable bearing value of 2500 psf. can be used. These soils are subject to frost action. Bottom of footing elevation should be at least 30 inches below the adjacent ground surface to get below the maximum depth of frost penetration. If the above recommendations are adhered to, settlements should be small, tolerable and occur during or soon after construction. We trust this is the information you need.
