RE. Parkway Place Development - Request for Substitution of Required Recreational Amenities
Please consider this request to allow substitution of the recreation facilities specified in section 18-
4.16 of the Zoning Ordinance. Per the proposed rezoning plan, the maximum density on this
property would be 328 units. The required amenities, as listed below, includes (7) tot lots and (2)
full basketball courts.
The rezoning application plan for the Parkway Place Development proposes (2) upland areas for
the recreational area of the development. The required recreation area for the project is 1.5 acres,
and a total of 1.5 acres is proposed within these (2) pocket park areas. The minimum amenities
that shall be included within the recreational pocket park areas as followed:
1. Clubhouse
2. Pool (5,000 SF minimum)
3. (1) tot lot meeting the Albemarle County zoning ordinance requirements
4. Active recreational fields (20,000 SF minimum)
S. Public spaces and gathering areas (10,000 SF minimum)
6. Picnic area
In addition, the Parkway Place Development is platting and dedicating approximately 1.1 acres of
open space to public use.
Required Amenities
The following summarizes the required amenities per the ordinance:
Required Recreation area:
200 s.f. x 328 units = 65,600 s.f. or 1.50 ac
Seven (7) tot lots required, each to include:
• 1 swing with 4 seats + 1 buckabout or whirl
0 1 slide 0 2 benches
0 2 climbers
(1) Full Basketball Court: Y2 court/100 units x 328 units = 2 full or 4 half courts required
Proposed Amenities. Recreational Pocket Park area
Upland recreational area for the development, as shown on the application plan. Amenities to be
included within the space are listed above with the minimum required areas.
TOTAL AREA PROVIDED: 1.5 acres
Please consider this combination of recreational amenities and recreational area as a valid
substitution for the required recreational amenities within the Parkway Place Development. The
proposed amenities will provide recreational opportunities to all members of the development
throughout the year.
