DESCRIPTION OF REQUEST: Variance from Section 4 . 1. 2 of the Zoning Ordinance

allow 6175 sq. ft. for each mobile home dwelling or a variance of
33, e25 sq. ft. per dwelling/mobile home lot with acceptance of
conditions on approval of mandatory hook-up to public sewer when
expansion line comes through and individual soil tests and health dept.
JUSTIFICATION FOR REQUEST: approval for
Property and use have been historically the same (mobile each usable to
home park) for over 20 years . Expansion within the existing property
for properreturn on investment will require additional rental lots which
will be the largest lots to date with ample land available.

parcel 22I, located on the west side of Route 29, +/- . 9 miles
north of its intersection with Route 649, zoned R-4 and LI . The
applicant seeks a variance from Section 4 . 1. 2 of the Albemarle
County Zoning Ordinance to reduce the parcel area per dwelling
unit from forty thousand (40, 000) square feet to six thousand one
hundred seventy-five (6175) square feet to allow expansion of a
mobile home park.

RE: Cedar Hill Mobile Home Park Expansion
Dear Lou:
I am writing on behalf of Ray Beard, the owner and operator of the Cedar Hill
Mobile Home Park located on Route 29 north in the vicinity of the airport industrial
park. Mr. Beard has recently expressed a strong interest in increasing the number
of lots in his mobile home park and has asked that I write to the Service Authority to
formally request some allocation of the Camelot Wastewater Treatment Plant
capacity should it become available.
It is my understanding that the treatment plant is currently being upgraded to
provide additional capacity and that a sanitary sewer line is under design to
allow service to the industrial park and surrounding areas. In the near future,
Mr. Beard will file an application requesting a special use permit allowing him
to expand his mobile home park onto an adjacent property. Approval of such
a special use permit will undoubtedly be contingent upon his obtaining
capacity in the plant. From my conversations with him, he indicates that there
may be approximately 12,000 GPD of remaining capacity after other users
have gone on line. With this in mind, he would like to request that this
additional capacity be granted to him for future connections to the mobile
home park.
I would appreciate it if you would please let me know if capacity will in fact be
available for the mobile home park expansion and, if so, when we could
expect to tie into the system. Thank you for your consideration in this matter.

This letter is in reference to your letter of June
8 , 1987 , our conference , and action since that date.
The negotiations continue with a developer to expand
• the Camelot Wastewater Treatment Facilities . As in all
negotiations it is difficult to predict the outcome . We
hope for something to be done this year, but there is no
guarantee.
At this point in time , we do not know when additional
capacity will be available or the amount of additional
capacity.
We appreciate your interest and understanding. We
will advise as soon as there is a change in the current
status .
