The County of Albemarle Planning Division will grant or recommend approval of the road plans referenced above
once the following comments have been satisfactorily addressed. (The following comments are those that have
been identified at this time. Additional comments may be added or eliminated based upon further review.) [Each
comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise
specified.]
1. [General Comment] Please include a note on the road plans that the approval of road plans is only for
those elements within the right-of-way. Approval of road plans does not grant approval of the entire site
plan, or items outside of the right-of-way, such as parcel boundaries, open space locations, etc.
2. [General Comment] Revise the Zoning and Source of Title notes on the cover sheet to include all the parcels that
are now included in this road plan due to the recorded BLA plats. Currently, TMP 78-5E is not included in this
information although the proposed road crosses a portion of this parcel.
3. [General Comment] The boundary plan on sheet 2 shows a configuration for parcel 78-5A that has not been
submitted or approved yet with a boundary line adjustment plat. This BLA plat will need to be approved prior to the
approval of this road plan, or the boundaries shown on this plan need to be revised to show the correct boundary
conditions.
4. [General Comment] Some of the sheets in this plan are labelled as "Final Site Development Plan." Please correct
the names of these sheets to "Road Plans" to match the other sheets in this plan, as the final site development plan
is a separate document, SDP2018-00089.
5. [General Comment] The public access easement for Road A, Pantops Corner Way, and Road B must be recorded
before approval of this road plan. An easement plat has been submitted and is currently under review.
6. [General Comment] The monument sign will not be approved with this plan and should be removed from the plan,
and the access easement extended to a sufficient width at this location to accommodate sidewalk and landscaping.
Signs require a separate application and approval process.

7. [General Comment] Revise the parcel boundaries on sheet C4 to show their existing configuration, or a boundary
line adjustment plat will have to be approved with the configuration depicted.
8. [32.7.2.3] Include notes on the plan that the new sidewalks along Pantops Corner Way will be connected to the
existing sidewalks along both Route 250 and Route 20. It appears this note is shown for Route 250, but not for Route
20.
9. [32.7.2] Provide sidewalk along the western side of Pantops Corner Way, connecting to the existing sidewalks on
either end, at Route 20 and Route 250. Sidewalks are shown in this area on the final site plan for Pantops Corner,
SDP2018-00089. These sidewalks are not shown on sheets C6 -C8.
10. [32.7.21 Provide ramps along the sidewalk at the entrance to parcel 78-5A.
11. [32.7.91 Revise the landscaping plan to match what is shown along the rights -of -way of the site plan, SDP2018-
00089. However, interior landscaping should not be shown on the road plans. In addition, it appears that a tree is
planted on top of a utility line on the northwestern side of Pantops Corner Way, near where TMP78-5E fronts Route
20.
12. [32.7.9] Provide street landscaping along the frontage of TMP 78-5A.
13. [General Comment] Show the required sidewalks and landscaping strips on sheets C6 and C7 as well. Everything
shown on C5 should also be shown on the plan views of sheets C6 and C7. The sidewalk is missing on these sheets,
even though it is shown on sheet C5.
14. [General Comment] Please include a note on the landscaping plan to state that all landscaping within the
rights -of -way shall be installed prior to the issuance of the first certificate of occupancy for a structure on
parcel 58G1.
15. [ZMA2013-00002] Please include a note in the road plans to state that the roads will be designed to the
standard specified in the proffers of ZMA201300002.
