Dear Mr. & Mrs. Craddock:
This letter is to inform you that on April 12 , 1988, during the
regular meeting of the Albemarle County Board of Zoning Appeals,
the Board granted your variance request, VA-88-17 .
This variance approval allows relief from Section 10.4 of the
Albemarle County Zoning Ordinance to reduce the front yard setback
measurement from the minimum requirement of seventy-five (75) feet
to forty-six (46) feet.

ACREAGE: 2 .73 Acres
LOCATION: West side of Route 729, +/- .1 mile
south of its intersection with Route 732
The applicant seeks a variance from Section 10.4 of the Albemarle
County Zoning Ordinance, which states:
"10.4 Area and Bulk Regulations
Yards, minimum
Front 75 feet . . . "
The applicant proposes to construct an addition on the south side
of the dwelling. The existing dwelling was originally constructed
in 1850 and is situated forty-six (46) feet from the front prop-
erty line. The proposed addition would also be forty-six (46)
feet from the front property line, and not the required seventy-
five (75) feet. The only means by which the applicant can comply
with the required seventy-five (75) foot setback is if the
addition is added to the rear most portion of the existing
dwelling.
RECOMMENDATION
The application should be approved for cause:
The front yard setback requirement of the Zoning Ordinance does
create a hardship for the applicant. The proposed addition would
not be detrimental to the adjacent properties nor would the
character of the district be altered.
