BUILDING PLANNING
Section R-201—General
Conformity with the applicable material, test, construction and design standards
specified in Chapter 26 shall be evidence that the provisions of this code are
reasonably safe to persons and property.
Section R-202—Design Criteria
R-202.1--Design. Buildings and structures, and all parts thereof, shall be
designed and constructed to support safely all loads, including dead loads, with ut
exceeding the allowable stresses (or ultimate strengths when appropriate load fact4s
are applied) for the materials of construction in the structural members and connec-
tions.
R-202.2—Climatic Criteria. Buildings shall be constructed in accordance with
the provisions of this :ode using the design criteria set forth in Table No. R-242.
These: criteria shall be established by the jurisdiction based solely or in part on the
climatic and geographic conditions sct forth in Appendix A.
R-202.3—Dead Load. In estimating the dead load for the purposes of structural
design, the actual weights of niatcrials and construction shall be used with consider-
ation for the dead load of fixed service equipment.
R-202.4--Live Load. !'he minimum uniformly distributed live load shall be as
provided in Table No k 202.4
R-202.5--Partition Load. Interior walls and partitions shall be designed to
resist a minnnuin lateral load of > psi.
R-202.6---Defiection,1'he allowable deflection of any structural member under
the approved h ve load shall not exceed a 24o of the span.
EXCEL' ONS: 1. Deflection shall not exceed '/360 of the span for floor construc-
tion anti plastctcd ceiling construction.
2. Deflection shall not exceed ahsu of the span for high slope (over 4 inches in 12
inches) rafter construction with no ceiling load.

Section R-203—Location on Lot
R-203.1—Exterior WailS. Exterior walls located less than 3 feet frorn property
lines shall have not less than a one -hour fire -resistive rating. The fire -resistive rating
of exterior walls located less than 3 feet from property line shall berated for exp sure
from both sides.
EXCEPTION: A common two-hour fire -resistive wall is pea mitted for townhouses
if such walls do not contain plumbing or mechanical equipment, ducts or vents in the
cavity of the common wall. Electrical installations are limited to electric wire installed in '
metal conduit and steel electrical outlet boxes not exceeding 16 square inches in area.

R-203.2—Openings. openings shall not be permitted in exterior walls of
dwellings located less than 3 feet from the property line.
R-203.3—Continuity. The common wall for townhouses shall he continuous
from the foundation to the underside of the roof sheathing, deck or slab and shall
extend the full length of the common wall.
R-203.4—Parapets. Parapets shall be provided for townhouses as an extension
of the common wail and located to subdivide the roof covering an area to 3000 square
feet maximum.
EXCEPTIONS: 1. Roof is covered with a minimum Class C roof covering, and the
roof decking or sheathing is of noncombustible materials or fire -retardant -treated wood
for a distance of a ftet on either side of the wall, or one iayer of s!e-inrh Type X gypsum
board is attached to the underside of the roof decking or sheathing for a distance of 4 feet
oil either side of the wall

each side of the wall by one -hour fire -resistive construction.

R-203.5—Structurat Independence. Each individual dwelling unit shall be
structurally independent.
EXCEPTIONS: 1. Foundations supporting common walls.
2. Nonstructural wall coverings
3. Flashing at termination of roof covering over common wall.
Section R-204—Light and Ventilation
R-204.1—Habitable Rooms. All habitable rooms shall be provided with aggre-
gate glazing area of not less than S percent of the floor area of such rooms. One half of
the required area of glazing shall be openable.
EXCEPTIONS: I. The glazed areas need not be openable where an approved
mechanical ventilation system is provided capable of producing a change of air ev; ry 30
ntinutcs and the opening is not required by Section R-211.
2. 'The blazed areas may be omitted in rooms where an approved mechanical ventila-
tion system is provided capable of producing a change of air every 30 minutes, artificial
light is provided capable of producing an average illumination of 6 footcandles over the
area of the room at a height of 30 inches above the floor level, and the opening is not
required by Section R-211.
R-204.2—°Alcove Rooms. When alcove rooms open without obstruction into
adjoining rooms, the required window openings to the outer air shall be based on the
combined floor area of room and alcove. For purpose of determining light and
ventilation requirements, any room may be considered as a portion of an adjoining
room when at least one half of the area of the common wall is open and unobstructed
and provides an opening of not less than one tenth of the floor area of the interior room
but not less than 25 square feet.
R-204.3—Bathrooms. Bathrooms, water -closet compartments and other simi-
lar rooms shall be provided with aggregate glazing area in windows of not less than 3
square feet, one half of which mast be openable.
EXCEPTION: The glazed areas are not required where artificial light and an ap-
proved mechanical ventilation system capable of producing a change of air every 12
minutes are provided.
R-204.4--Required Glazed Openings. Required glazed openings shall open
