JUSTIFICATION FOR REQUEST: 45 ft. of height of the Main Terminal Building is needed to provide current operational demands for this use. 40 ft. of height for the General Aviation Office/Hangar Facilities is needed to provide necessary clearance of aircraft as per FAA requirements. One (1) off-street loading space for the Main Terminal Building is consistent with current Airport Facilities of this scope, GA Office/Hangars are readily accessible although demand is very limited. • The foregoing information is complete and correct to the best of my knowledge. Re: Sec. 10. 4 Area and Bulk Requirements (Zoning Ordinance) Maximum Structure height of 35 feet. (a) Main Terminal Building: 10 feet addition to the 35 feet maximum, total height of 45 feet. (b) General Aviation Office/Hangar, Phase I : 5 feet addition to the 35 feet maximum, total height of 40 feet. (c) General Aviation Office/Hangar, Phase II : 5 feet addition to the 35 feet maximum, total height of 40 4 feet. (d) General Aviation Hangar, Phase II: 5 feet addition to the 35 feet maximum, total height of 40 feet. 2. Sec. 4. 12. 7 Required Off-Street Loading Space (Zoning Ordinance) . (a) Proposing to provide only one (1) off-street loading space for the Main Terminal Building. 4;11 County of Albemarle ATTN: Mr. Charles Burgess June 6, 1988 Page Two (b) Proposing to provide no (0) off-street loading spaces for G.A. Office/Hangar Building and G.A. Hangars. As per Item 1 above: due to the restrictions imposed by the existing control tower (which will remain) and maintaining consistency with current requirements and architectural standards to insure proper functionability of the proposed main terminal building, a height of approximately 45 feet is imperative. The height of approximately 40 feet for the General Aviation Office/Hangar and Hangar Facilities is necessary to insure proper clearance of tail height on larger aircraft as per FAA standards. As per Item 2 above: due to the unique product of airport operations being the service of transportation in lieu of normal retail goods, the need of off-street loading space will be generated by the Restaurant only. This is being consistent with recent Terminal Building expansions of this magnitude. Off-street loading space for the General Aviation Office/Hangar and Hangar Facilities is not needed due to the accessibility of these buildings and limited need for same. Please accept this as our request to proceed with the Variance Request Application procedure.
