Dear Mr. & Mrs. Leffers:
This letter is to inform you that on September 13 , 1988, during
the regular meeting of the Albemarle County Board of Zoning
Appeals, your application for VA-88-58 was approved.
This variance approval allows relief from Section 10.4 of
the Albemarle County Zoning Ordinance to reduce the rear yard
measurement from the minimum requirement of thirty-five (35)
feet to twenty-four (24) feet to allow an addition to a dwelling.

ACREAGE: 2 .914 acres
LOCATION: South side of Route 640, +/- . 1 mile west
of its intersection with Rt. 231
The applicant seeks a variance from Section 10.4 of the Albemarle
County Zoning Ordinance, which states:
"10.4 Area and Bulk Regulations
Yards, minimum
Rear . . . . 35 feet"
The applicant proposes to construct a six (6) foot by fourteen
(14) foot addition to the east side of his dwelling and seeks a
reduction of the rear yard measurement from the minimum
requirement of thirty-five (35) feet to twenty-four (24) feet.
The existing dwelling was constructed in the 1920's and is
presently situated sixteen (16) feet from the rear property line.
The applicant is unable to construct an addition to the east side
of the dwelling without benefit of a variance. The proposed
addition is to contain a bathroom and utility room and cannot
within reason be placed on another side of the dwelling due to the
present layout of the dwelling.
RECOMMENDATION
The application should be approved.
