Dear Mr. Kelsey:
This letter is to inform you that on September 13, 1988, during
the regular meeting of the Albemarle County Board of Zoning
Appeals, your application for VA-88-60 was granted.
This variance approval allows relief from Section 4 . 12 . 6. 6. 2 of
the Albemarle County Zoning Ordinance to reduce the number of
off-street parking spaces required for an elementary school from
the minimum requirement of one hundred twenty-four (124) parking
spaces to seventy-two (72) parking spaces.

APPLICANT: Albemarle County School Board

ZONING: RA (Rural Areas)
LOCATION: Located on the east side of Rt. 810, +/-
north of its intersection with Rt. 240 . 3 miles
The applicant seeks a variance from Section 4. 12 . 6. 6.2 of the
Albemarle County Zoning Ordinance, which states:
"4 . 12. 6. 6. 2 Schedule of Specific Requirements For
Number of Off-Street Parking Spaces
School: One (1) space per (5) pupils plus one (1)
space per employee.
The applicant is requesting a reduction in required parking from a
total of 124 spaces (44 spaces for employees + 80 spaces for
students (1 per/5 ratio) , to seventy-two (72) spaces, a variance
of fifty-two (52) spaces.
The staff finds upon review of the
propose a new school facilitywith possible futurdditions
preliminary site plan that you
paved play areas, soccer/football field, baseballe field, ands
future secondary baseball/football field, two (2) basketball
courts and very minimum parking. Providing a sports event or
special event during and after normal school hours would create
the possible need for adequate parking facilities to accommodate
any large patronage of the event.
RECOMMENDATION
The following recommendation is made:
Parking requirements for school facilities are not based on
criteria for commercial, office, or other uses. Being that this
request is for an elementary school the need for parking is to
accommodate only school faculty, optional employees, and visitors.
The hardship has unique attributes.
The granting of the variance should not be of any detriment to the
adjacent properties and the granting of the variance should not
change the character of the district.
The variance should be approved with the following condition:
(A) That the applicant prepare the area designated (future
parking) on the preliminary site plan to accommodate the
overall participation of any function held on the school
property.
