Dear Ladies and Gentlemen:
This letter is to notify you, as adjoining property owners, that
Riverbend Limited Partnership, property described as tax map 78,
parcel 17G, zoned PD-SC, has made application for VA-88-62 ,
requesting relief from Section 4 . 15.3 .7 of the Albemarle County
Zoning Ordinance, as follows:
The applicant seeks a variance from Section 4. 15. 3 .7 of the
Albemarle County Zoning Ordinance to increase the sign area
for wall signs from the maximum allowable area of two hundred
square feet to two thousand sixty-three (2063) square feet.
The variances are requested to provide business wall signage
for the Riverbend Shopping Center.
A public hearing will be held by the Board of Zoning Appeals on
September 13 , 1988, at 3 : 00 p.m. , in Meeting Room #7, Second
Floor, County Office Building, 401 McIntire Road, Charlottesville,
Virginia.
This application is made available for your review in the
Albemarle County Zoning Office, 401 McIntire Road,
Charlottesville, Virginia.

Commission, and Board of Supervisors for a Zoning Text Amendment
for sign size allowance for PD-SC.

RE: VA-88-57 and VA-88-62
DATE: December 8, 1988
On September 13 , 1988, the Board of Zoning Appeals refused action
on VA-88-57 and VA-88-62 based on the fact that the requests were
of such a reoccurring nature that an amendment to the Albemarle
County Zoning Ordinance was deemed appropriate. At present the
process of amending that section of the Zoning Ordinance
pertaining to signs (Section 4 . 15) is on no definitive time
schedule. In an effort to provide a comprehensive amendment
recommendation, all facets of the sign section are being reviewed,
not just that section pertaining to property zoned Planned
Development-Shopping Centers (PD-SC) .
The predicament of the Pantops and Rio Hills Shopping Centers is
that tenant spaces may be occupied in the near future, without any
wall signage in excess of an aggregate area of two hundred (200)
square feet being allowed. In fairness to the applicants of
VA-88-57 and VA-88-62 the Board of Zoning Appeals may wish to
conduct a public hearing to determine the merits of the wall
signage requests.
