intersection of Rt. 676 and Rt. 660
The applicant is seeking relief from Section 10.4 of the Albemarle
County Zoning Ordinance, which states:
"10. 4 Area and Bulk Regulations
Minimum Frontage Existing
Public Roads . . . 250 feet"
The applicant requests a variance from the minimum of two
hundred fifty (250) foot requirement of road frontage to
establish a lot with one hundred fifty (150) plus feet.
The original Fray Subdivision plat was reviewed and approved
by the Planning Commission with three (3) conditions. One in
particular was that either lot 4 and 5, or lots 5 and 6 be
combined to meet a four (4) acre requirement for two (2) dwelling
units. At the time of approval for the plat, lot 5 and 6 were
combined to allow for two (2) dwelling units for what is
referenced as now lot 5. The applicant requesting the variance
wishes to establish the previous lot 6 and locate a residence
to replace the second dwelling unit on lot 5.
In the general vicinity, lot frontage of lots varies from less
than one hundred fifty (150) feet to more than three hundred
(300) feet. The immediate area consists of lots developed with
single family homes.
RECOMMENDATION
The application should be approved for cause:
1) The ordinance requirements create a hardship and hinder
the applicant in a reasonable development of the property.
2) The hardship the applicant has is generally unique to this
property. There may be other nonconforming properties
with similar circumstances.
3) The granting of the variance should not be of any detriment
to the adjacent properties nor should it alter the character
of the district.
Should the Board find cause to grant the request, approval should
restrict lot 5 (parcel 12G4) to one dwelling unit only.

Dear Mr. Christian:
This letter is to inform you that on October 11, 1988, during
the regular meeting of the Albemarle County Board of Zoning
Appeals, the Board granted your variance request, VA-88-72,
subject to the following condition:
1) Approval should restrict lot 5 (parcel 12G4) to one dwelling
unit only.
This variance approval allows relief from Section 10.4 of the
Albemarle County Zoning Ordinance to reduce the road frontage
from the minimum required measurement of two hundred fifty (250)
feet to one hundred fifty (150) feet.
