Dear Mr. & Mrs. Campbell:
This letter is to inform you that on October 11, 1988 during
the regular meeting of the Albemarle County Board of Zoning
Appeals, your application for VA-88-74 was approved as requested.
This variance approval allows relief from Section 10.4
of the Albemarle County Zoning Ordinance to reduce the
front setback from the required seventy-five (75) feet to
forty-eight (48) feet.

APPLICANT: Woodrow Campbell
TAX MAP/PARCEL: 100/15 (part of)
ZONING: RA (Rural Areas)
ACREAGE: 2.355 acres
LOCATION: Located on the south side of Route 631, +/- 3 . 5
miles east of its intersection with Route 708
The applicant seeks a variance from Section 10.4 of the Albemarle
County Zoning Ordinance, which states:
"10.4 Area and Bulk Regulations
Yards, minimum:
Front 75 feet . . . . "
The applicant proposes to construct an addition to the east side
of his dwelling and seeks a reduction of the front setback from
the minimum requirement of seventy-five (75) feet to forty-eight
(48) feet. The existing, non-conforming dwelling is also located
forty-eight (48) feet from the front property line. The proposed
addition is for a living room area and a bedroom and measures
sixteen (16) feet by twenty-eight (28) feet. It is not possible
to construct the addition in a manner so as to comply with the
front setback requirement.
RECOMMENDATION
The application should be approved for cause:
1. The applicant has demonstrated that the required setback
creates a hardship in the reasonable use of his property.
2. The hardship is not generally shared by other properties
in the general vicinity.
3 . The authorization of the variance will not be of detriment
to the adjacent properties nor will the character of the
district be altered.
