Partnership Application dated April 21 , 1988 Signature dated November 4, 1988 Description of request: Greenbrier Square Ltd. Partnership seeks a variance for 375 additional square feet of wall signage for the Greenbrier Square project. This variance was originally requested in August, 1986 and action was deferred by the Board of Zoning appeals . The Board requested that we complete the project and re-apply once it was partially occupied and signage needs were more specific. Each Greenbrier Square lease includes strict sign standards . In addition we encourage each tenant to use raised lettering - Helvetica black italic type (may be back illuminated) 1 ' - 4" height (average) (up to 30) limited to 8" letters (average) . To date this project has 5 business tenants occupying 16 , 078 square feet. The average signage per unit already in use is 40 square feet. We presently have 23 , 050 square feet of space without signage (10 , 100 square feet leased with signage yet to be installed and 12 , 950 square feet yet to be leased) . In preparing this request we have estimated the average minimum needed for new signage would range between 35 square feet and 45 square feet of wall or facia signage per business (as has been the average needed with existing tenants) . Justification: The Board has previously agreed in principle that the signage allowed for this project, if treated as a single tract of land, will be inadequate. The project is legally structured as a commercial condominium and could be subdivided into 15 different parcels thereby entitling the owners to much more signage than is requested here. The original request for a variance considered by the Board on August 19 , 1986 and deferred would have permitted up to 650 square feet of additional signage. This final request is for little more than half of the original request. All of the signage requested now will be for Buildings "B" and "C" which do not front on Greenbrier Drive but are off the main highway. These two back buildings are within the project itself and are scarcely visible from any point except on site. Unlike the prior request, we now have each space designated and a good estimate of the number of businesses likely to use it. This request assumes a total of 8 new signs will be needed for the whole of the remaining project. Virtually all of the signage which would be permitted with the variance would be internal, primarily benefiting parking lot traffic and visitors at the Greenbrier Square project. The public would benefit by more easily locating the businesses on site while no "visual pollution" would result as the signs would largely be invisible to the public highways.
