Dear Mrs. Glass:
This letter is to inform you that on February 14, 1989, during
the regular meeting of the Albemarle County Board of Zoning
Appeals, your application for VA-89-7 was approved on the
conditions that five (5) parking spaces per tennis court be
provided, and that the entire site plan be approved.
This variance approval allows relief from Section 4 . 12 . 6. 6. 1 (g)
of the Albemarle County Zoning Ordinance to reduce the number of
off-street parking spaces to be provided for a recreational use.

east of its intersection with Route 29
The applicant seeks a variance from Section 4. 12.6.6. 1 (g) of the Albemarle
County Zoning Ordinance, which states:
"4. 12.6.6 REQUIRED NUMBER OF OFF-STREET PARKING SPACES
g. For recreational uses not specified: One (1) space per
one hundred twenty-five (125) square feet of usable recreational
area."
The applicant proposes to construct a racquet and fitness center and seeks
a reduction of the number of off-street parking spaces required for three
(3) indoor tennis courts from the required one hundred fifty-four (154)
parking spaces to twelve (12) parking spaces. The proposed development,
as shown on a preliminary site development plan, also provides for other
uses of the structure including aerobic and weight rooms, a pro shop and
an administrative office area. The total number of off-street parking spaces
required without approval of the requested variance is one hundred eighty-five
(185) spaces. The applicant proposes to provide a total of fifty-four (54)
spaces.
RECOMMENDATION
The staff concurs that requiring fifty-one (51) off-street parking spaces
per tennis court is unrealistic and recommends that the variance to require
four (4) plarking spaces per tennis court be approved.
