Dear Mr. Hyer:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
The Property is zoned Highway Commercial (HC) (See Zoning Map link) per ZMA1981-
00014 approved 04/20/1981. Section 24.2.1 of the Zoning Ordinance allows for
automobile, truck repair shops as a by -right use since 1981. The Property is subject to
the Airport Impact Area ("AIA"), Entrance Corridor ("EC") and Steep Slopes Overlay
Districts as described in Section 30 of Chapter 18 of the Albemarle County Code
("Zoning Ordinance").
• Development of the Property has occurred per SDP1981-00051, and SDP1989-00057
Amendment and is subject to applicable use, site plan and water protection ordinance
regulations. Minor changes appear to have been made to the Property that require an
amendment to the site plan. These changes do not hinder or preclude the existing
automobile, truck repair shop from continuing on the Property.
• This office has no record of any open building or zoning violations for the Property.
• Copies of any applicable records may be obtained via the noted links or from this office
with a request through the department's Records Manager, Paul Bjornsen, at
pbiornsen(a)albemarle.org once they have been approved or issued.
