The next application before the Board was VA-89-16, Purcell and
Daughters Land and Development Corporation.
Mr. Evans read the staff report.
VA-89-16. Purcell and Daughters Land and Development Corporation
(owner) , property known as tax map 123 , parcel 27A, located on the
east side of Route 618, +/- .5 miles south of its intersection
with Routh 761, zoned RA. The applicant seeks a variance from
Section 10.4 of the Albemarle County Zoning Ordinance to reduce
the lot frontage on a public road from the required measurement of
two hundred fifty (250) feet to two hundred ten (210) feet to
allow the replatting of the property. (See the attached copy of
the staff report. )
Dickie Purcell, property owner, stated that everything was
self-explained by the plat which showed the existing lots. He
stated that the only thing that would be changed was the middle
line which would make each lot approximately 2 acres.
Mr. Kennedy asked if basically he was requesting to straighten the
line out between the two lots and that there would still be 210
feet of road frontage on each lot?
Mr. Purcell stated that was correct.
The Chairman invited public comment.
Johnny Wood stated that he owned the 53 acres behind this property
and did not have any objections.
There being no further comment, the matter was placed before the
Board.
Mr. Cogan stated that if they were assured that the frontage would
remain at 210 feet on each lot and he was willing to put in a
common entrance to the two lots, he would be in favor of the
variance. He moved for approval of the variance conditioned on
each lot retaining 210 feet of frontage and there be a common
entrance for the two lots.
Mr. Rennolds seconded the motion.
