HomeMy WebLinkAboutSUB201900105 Review Comments Final Plat 2019-07-15'AL � IRGStr« County of Albemarle Department of Community Development Memorandum To: Earl Motley From: Tori Kanellopoulos- Planner Division: Planning Services Date: July 15, 2019 Subject: SUB201900105 — Stonefield Block C2-1— Subdivision Plat The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] If no action is taken within 6 months of receiving these review comments, the application will be deemed withdrawn. 1. [14-302(A)(3)] Existing or platted streets. Include the ROW's for the streets shown (may be "variable ROW"). Include DB/PG if applicable. 2. [14-302(A)(9)] Building sites. Include the following note in the Notes section: "TMP's 061W0-03- 00-019AO and New 1.046 Acre Parcel each contains a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance." 3. [14-302(B)(5)] Zoning classification. Include in the notes that this property is also subject to the Entrance Corridor and Airport Impact Area zoning overlays. Also include that it is subject to proffers per ZMA2001-7. 4. [14-302(B)(5)] Setbacks and yards. Include a note that setback requirements are per the Code of Development per ZMA2001-7. 5. [18-4.12] Parking requirements. Please clarify if the parking spaces that will now be on the new parcel (in the alley area, on the northeast side) are part of a shared parking agreement for the Stonefield development. If so, list the Deed Book/Page Number. If these spaces are required spaces for the larger development, they must be part of an existing shared parking/maintenance agreement for the development.
