Virginia 22901-4596 (804) 296-5832 September 25, 1989 �j�(L'1 „� Ms. Nancy Schneider Rt. 13, Box 112 Charlottesville, Va. 22901 Re: Structure at Tax Map 77E(1) , Parcel 1 The Inn at Monticello Dear Ms. Schneider: On September 22 , 1989, an evaluation of the referenced structure was performed in order to determine its suitability for use as a bed-and-breakfast inn. This evaluation was performed in accordance with Article 32 of the 1987 BOCA National Building Code to consider a proposed change from a single-family residence (Use Group R-3) to a tourist lodging (Use Group R-1) . An Article 32 evaluation involves the scoring of an existing building's attributes in three different categories: Fire Safety, Means of Egress, and General Safety. A score of less than zero (0) , in any category, indicates that the building, as is, is unacceptable for the proposed use. The score results of the recent evaluation are: Fire Safety Means of Egress General Safety -101 -108 -108 This structure, as is, is unacceptable for the proposed change of use to a bed-and-breakfast inn. Without being able to go into great design detail, several areas of improvement and upgrading could possibly bring these scores into the appropriate limits. These areas are, briefly; 1. enclose the vertical opening (main stair) in an enclosure of 1-hour firerating, 2 . provide smoke detectors throughout the building, 3 . provide manual fire alarm pull stations, 4 . provide supervision of all required alarms by an approved central station. Please note that Building Permit #89-1615 AR is being reviewed and issued as a permit to renovate a single-family dwelling.
