Dear Amelia:
Craig Builders of Albemarle, Inc. requests a variance to
allow the proposed sign be erected on the corner of Avon Street
Extended and what is known as Mill Creek Parkway. Also, a setback
variance will be required to allow this sign to be situated in the
center of the easement. Which will make the sign eight (8) feet
from the property line instead of the fifty (50) feet required on
the site plan.
Since Mill Creek is classified as a P.U.D. , the current
zoning laws which govern an Industrial Park located within a P.U.D.
allow this identification sign to be not more than two (2) square
feet in area. We would like to suggest that a sign of only two (2)
square feet would not be of any service to the public or the
Industrial Park as it would be hardly visible from Avon Street
Extended. Current industrial zoning allows an identification sign
to be one hundred ( 100) square feet in size. Therefore we feel the
proposed sign of twenty ( 20) square foot area is reasonable.
The sign will be grey with the wording "Mill Creek
Business Park" in raised red letters. This sign will blend in well
with the surroundings and will not be visible from any residence
located within the P.U.D. We feel that the proposed sign will
adequately serve the Industrial Park as well as the public without
causing harm to the surrounding neighborhood.
