(jeff(a,roudabush.com) From: Mariah Gleason Division: Community Development — Planning Date: July 19, 2019 Subject: SUB201900113 TMP 50-44 & 44A1 — BLA The County of Albemarle Planning Division will recommend approval of the plat referenced above once the following comments, and those provided by other Site Review Committee, SRC, members, have been satisfactorily addressed. The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [14-302(A)(15)] Owner information. Provide addresses for each owner of record of the subject properties. 2. [14-302(B)(5)] Zoning information. a. Remove Note 6. The Scenic Byways Overlay is not a regulated overlay. b. Amend the Note 16 to more closely align with the zoning ordinances. Specifically, revise the following: i. "Front = 75' From existing public roads" ii. "Front = 25' From internal public or private road" 3. [14-302(B)(7)] Watershed. Combine Notes 7 and 13 such that it reads "Subject properties lie in the Mechunk Creek Watershed, which is not a water supply watershed of Albemarle County and/or the City of Charlottesville." 4. [14-302(A)(3-4)] Easements. On the Cover Sheet, revise Note 8 to state "Subject properties are under an open -space easement held by the Albemarle Conservation Easement Authority (formerly known as the Albemarle County Public Recreation Facilities Authority) per D.B. 3634 P.108." 5. [14-302(B)(6)] Tax map and parcel numbers. Review and revise Notes 14 and 15 to ensure the subject parcels are being correctly identified. There appear to be some clerical errors. 6. [ 14-302(A)(9)] Building site. The application need only demonstrate that each proposed lot comply with this requirement. As such, revise Note 15 to read "Revised lot TMP 50-44 has a building site...". 7. [14-302(B)(1)] Resubmission. Reminder that revised plats must include a date of drawing as well as a date of last revision. In accordance with the provisions of Z.O. 14-229 of the County Code, if the applicant fails to submit a revised plat to address all of the requirements within six (6) months after the date of this letter, the application shall be deemed to have been voluntarily withdrawn by the applicant.
