I was unaware of this requirement and in December I submitted drawings for a Building Permit . In January I received notification that my Deck was in violation of the zoning regulations because it encroached on the 75 ft . setback required from the front property line . My house was built in the early 1900 ' s and is only 39 ft . from my front property line . This means that all but about 5 ft . of my house is within this setback . We purchased this house with the in- tention of refurbishing and adding one or two bedrooms to meet the needs of our family . We did not realize there were regulations that would prevent these kind of improvements . The Deck is 8 ft . inside of the 75 ft . setback and is only 15-28 inches above grade . We also had planned to add a second floor to the house in the next one to two years .
