The site is a 10 acre parcel zoned Highway Commercial, located across from the Sheraton Hotel on VSH 29 North . We presently have two buildings on the site consisting of 73, 000 SF and have approval for a third small building consisting of 2, 900 SF. The buildings,, are designed and sized for multiple tenants with each bay consisting of 2, 500 SF ( 25 ' wide by 100 ' deep) . We understand that Code . allows us a total of 200 SF of signage . Due to the set back of the buildings and the speed of the traffic, this amount of signage for multiple tenants is completely ineffective . It appears inequitable that we can have no more signage than a 1/2 acre parcel is allowed . Our tenants are retail businesses and must have identifiable signage . We respectfully request 35 SF of signage for each 25 linial feet of store frontage . Each sign would be uniform is size, shape and design. In compromise for the increased signage, we would not use roof signs and would limit our entrance sign to a style naming the "Express Center" only without the use of a menu board . Box 78 Charlottesville, Va. 22902 Re: Permit # 89-863 NC 4� 1 Express Center Dear Rick: Pursuant to our conversations yesterday, some limited occupancy of the referenced structure will be allowed prior to completion of the sprinkler system. Basically, only four (4) bays, on the Main Floor level may be occupied, and these must be contiguous. This approval is based on, and limited by, building code requirements which place certain restrictions on buildings without sprinkler systems. 1. No spaces on the Lower Floor may be occupied. This floor level is considered to be a windowless story, and requires a fire suppression system for any use, per Section 1002 . 15 of the 1987 BOCA National Building Code. 2 . Only four (4) bays may be occupied. Section 1002 . 9 requires a fire suppression system for the proposed Use Group (M) whenever it exceeds 12 , 000 square feet of floor area per floor. Four bays come to slightly over 10, 000 square feet, while five bays would be slightly over 12 , 500 square feet. For the purposes of the proposed occupancy, permission will be granted to occupy the floor area from column lines A to E, on the Main Floor. Final permission to occupy this area will require the issuance of a Temporary Certificate of Occupancy by this office. Be sure to contact the County Zoning Department to ascertain their _--pproval of any partial occupancy. It is assumed that this occupancy, as well as most other occupancies in this building, will not necessarily involve the partition, stairway and bathroom layouts which were orginally reflected on the building plans. In order to move tenants into the building, "interior finish" construction permits must be obtained from this office. Applications for these permits must be accompanied by plans indicating the actual, proposed, floor layouts, as well as other details which may be required. Please submit such plans for the finish of the space in question as soon as they are available.
