[14-302A(5)] Revise the label of Charnwood Street to indicate that it is dedicated "to the County" for public use, similar to the other proposed public streets. 2. [ZMA2015-00001] There is a note on the plat indicating that affordable units are proposed to be provided in Block 32 with a total of 23 units collectively in Phases 1 and 2. However, no units are labelled on this plat as being affordable. If no units in Phase 1 are proposed to be designated as affordable, include in the note that Phase 1 itself has no affordable units. Otherwise, designate on the plat which units are proposed to be affordable. 3. [14-302(B)(1)] Include the date of the last revision on future submittals of the plat. 4. [14-302(A)(4) and 14-317] An instrument/maintenance agreement evidencing maintenance of all improvements and easements that will be owned or held by the HOA will be needed before approval of the final plat. The maintenance agreement will need to specifically mention who is responsible for maintenance of improvements. The Old Trail Community Association, Inc. (if this is the correct organization maintaining the private improvements), will need to sign the maintenance agreement, and this will need to be reviewed and approved by the County Attorney and recorded with the County Clerk at the same time as the final plat. 5. [14-302(A)(13)] Deeds of dedication may be needed if any of the stormwater easements will be dedicated to public use, as well as for the temporary turnaround easements for the public street rights - of -way. It is understood the existing declarations and covenants for Old Trail may cover this information. If so, additions to the declarations and covenants may be required to cover Block 32. 6. [Advisory Comment] If they have not yet been approved, the road plan, the WPO plan, and the ACSA utility plan must all be approved prior to approval of the final plat.
