Subject: SUB2019-00094 Cocke Property — BLA
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced
above once the following comments have been addressed: [Each comment is preceded by the applicable
reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(A)3; 14-302(A)41 Provide the width of the right-of-way of Edgemont Lane. In
addition, identify whether this street is a private or a public street.
2. [14-302(A)6; 14-303(E)] Is there a shared driveway easement for the paved drive that serves
TMP 76C-025, as it appears that the driveway for this parcel also crosses the adjacent parcel,
TMP76C-02-4.
3. [14-302(A)15] In note #1 on the cover sheet, the deed book and page number for TMP76C-
02-5 is listed as 4402-3. However, in the label for this parcel on sheet 2, the deed book and
page number is listed as 3751-457. Please clarify this discrepancy.
4. [14-302(B)1] Include the date of last revision of the plat on all future submittals.
5. [14-302(B)5] Provide a note on the cover sheet that includes the zoning overlay districts that
these parcels are subject to, which include the AIA, Airport Impact Area overlay district; the
EC, Entrance Corridor overlay district, and the Steep Slopes — Managed overlay district.
6. [General Comment] Note #9 on the cover sheet can be removed from this plat. These parcels
are zoned R-1 within the development areas (Southern and Western Neighborhoods master plan
area) and are not subject to the development rights process found in Section 10 (Rural Areas
District) of Chapter 18 of the Zoning Ordinance.
