HomeMy WebLinkAboutSUB201900108 Review Comments Final Plat 2019-07-25r� 'AL � IRGS?at� County of Albemarle Department of Community Development Memorandum To: Scott Collins From: Megan Nedostup- Principal Planner Division: Planning Services Date: July 25, 2019 Subject: SUB2019-108 Pleasant Green Phase 1- Final Subdivision Plat The Planner for the Planning Services Division of the Albemarle County Department Community Development will recommend approve the plan referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [14-302 (A) (3)] It appears that a boundary line adjustment with TMPs 56A1-1-35 and 56A1-1-33 (Critzer and Shea owners) is occurring on sheet V2. Please clarify. If a BLA is being requested, those owners will need to sign the plat and be added to the signature block/panels. 2. [14-302(B)(8)] The maximum front setback needs to be added to the setback notes (25 feet). 3. [14-302(B)(8)] The maximum building height needs to be added to the regulations (35 feet). 4. [14-302(B)(8)] State if the subdivision is a cluster subdivision. 5. [14-317] Easements outside of the right of way will need deeds, these include drainage, site distance, open space, etc. Also, the private alley will need a maintenance agreement/deed. 6. [14-302 (A)(4)] An access easement is shown on sheets V3 and V6 which appears to be located within the proposed open space. How will this access be accommodated? Open space is defined and does not include streets or accessways. If the easement is remaining the open space area needs to be recalculated to not include this area. 7. [14-303(F)] Show the phase lines for the development on the plat. 8. A special use permit has been submitted that includes parcels within this plan and recommended conditions that may affect the layout of the plan/lots. A new subdivision plat may be required if the SP is approved with the recommended conditions of the SP.
