Winters, L.S. — Roudabush Gale & Associates (kwinters&roudabush.com) From: Tim Padalino, AICP (tpadalinogalbemarle.org) Division: Planning Date: July 26, 2019 Subject: SUB201800176 — "Final Subdivision Plat Creating Special Lots / Tax Map 78, Parcel 20" Thank you for your recent resubmittal of the revised (new) Special Lot Plat referenced above (dated 7/1/2019, received 7/11/2019). A review of the corresponding Easement Plat (dated 6/21/2019, received 6/27/2019) has led to an additional review comment (#3, below). The County will approve the Special Lot Plat when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) This review was completed using the sections listed under Section 14-208.3 of the Subdivision Ordinance. Staff has provided references to Chapter 14 (Subdivision Ordinance / S.O.) and/or Chapter 18 (Zoning Ordinance / Z.O.) of the County Code preceding each comment. The County Code is kept up-to-date by the County Attorney's office and may be found at www.albemarle.org/counAycode. Planning: Tim Padalino (tpadalino(&albemarle.org) — "Requested Changes" (7/26/2019) [Requirements]: 1. [S.O. Sections 14-208.2, 14-208.3, 14-303, and 14-302.A.4]: Please remove Note 18. This Special Lot Plat does not contain the easement referenced in that note; and such an easement cannot be established by a Special Lot Plat. Rev. Comm. 7/29: Addressed. Thank you. 2. [S.O. Sections 14-303 and 14-302.A.9; Z.O. Section 4.2.1]: Please revise Note 8 to replace the phrase "All lots contain a building site..." with the phrase "The Residue lot shown on this plat contains a building site..." The proposed Special Lots shown on this plat do not, and are not required to, contain a building site. Rev. Comm. 7/29: Addressed. Thank you. 3. [S.O. Sections 14-208.3, 14-302.(A).4, and 14-302.(A).51: All of the easements that are shown on the corresponding Easement Plat SUB201900115 (which is dated 6/21/2019 and which is currently under review), including the proposed "New Public 20' Drainage Easement (DE21 — DE23)," "New Public 20' Drainage Easement (DE17)," and "New SWM Forest and Open Space Easement," must be shown on this Special Lot Plat. Please note that, in accord with the provisions of Section 14-229(B) of Chapter 14, if the subdivider fails to submit a revised plat to address all of the requirements within six (6) months after the date of this letter, then the application shall be deemed voluntarily withdrawn.
