The setback we are requesting is 71 ft. from the property line. This 72 ft. setback is 22 ft. more than is proposed in the new setback ordinance of 5 ft. on commercial property. 2. This will enable customers going east or west on Greenbrier Drive to clearly see the sign. 3. The 14 ft. height is needed due to the fact that adjacent property to the north has a parking lot that comes within 10 ft. of the roadway (Pepsi Place). 4. The parking lot for 1150 Pepsi Place is 5 to 6 feet above the parking lot for the Jordan Building. 5. We are proposing to put the sign at this particular location due to the fact that there are site easements and utility easements, private and public, on other portions of this property. As you will see from the picture of the proposed sign that we are con- sidering using, this is a beautiful sign for a beautiful building, which is keeping in compliance with the way we try to handle our business.
