Mauro: As requested, we have completed a soils study at the referenced site . The purpose of the study was to determine the suitability of the soils for the disposal of sewage by means of a septic tank/drainfield system. The investigation has consisted of drilling a series of five (5) hand auger test holes to determine soil profiles . A log of each test hole is shown on the enclosed soil profile sheet along with a sketch showing the approximate hole locations . The holes have been flagged with orange ribbon for future reference . Generally, the soil profile consists of about 6 inches of topsoil beneath which there is a layer of red clay loam of variable thickness . This red clay loam layer is underlain by micaceous sandy loam which, in turn, grades vertically into the underlying granite gneiss . We recommend that the drainfield lines be placed in the micaceous sandy loam as percolation tests run on similar soils in the area have yielded percolation rates that meet the current Health Department requirements . A large portion of the lot has slopes that exceed 25%. Since the county does not allow installation of drainfield lines on slopes that exceed 25 %, the drainfield will have to be lo- cated between the 75 foot building setback line and State Route 682 . This could result in a pump system. As you know, final approval of the drainfield site rests with the sanitarian with the Charlottesville-Albemarle Department. Patterson, In regard to our zoning variance application there are a few points that we would like to make. The front of the lot has about a 15 foot embankment, then slopes down away from the road. I do believe that even with a 60 foot set-back the house would not be visible from the road due to this contour. As well , the house would not be visible approaching it from either end. The upper end is higher and heavily treed. This will remain undisturbed. Our plans call for a one story structure above ground. Our intentions are to buffer the top of the embankment. The road is gravelbased causing dust by passing traffic. This buffer will protect from the dust as well as concealing the house even more from the road view. We have also learned from VDOT that the road is to be widened, eliminating a curve across from our lot. This will add about another 3 feet to our front line. Enclosed is a perk test report prepared for the previous owner by E.O. Gooch & Assoc . From the report the set-back variance would be most helpful . I do hope the above points will be helpful in considering our variance application. We understand that you are attemtping to have the Albemarle County Board of Zoning Appeals grant you a variance reducing the building setback from 75 feet to 60 feet along the front property line . If this variance is granted it will increase your chances of being able to install a gravity system for the primary drainfield, since the reduced setback will allow the house to be located further uplsope thus increasing the area available for the drainfield downslope from the house between the house and the 25% slope line. As we have discussed whether or not a pump system can be avoided will depend on the final house location and the 2 amount of drainfield that the sanitarian will require for the 3 bedroom that you plan to build. As you know, final approval of the drainfield site rests with the sanitarian with the Charlottesville-Albemarle Health Department . We hope this is the information you need .
