Our specific hardship is with regard to the size of our on-site directional signs. The Colonnades site is a heavily wooden campus-style retirement community which covers more the 50 acres. There are five major buildings and 40 cottage-style houses on the site. Wayfinding in a complex like this is difficult, especially for our clientele, which is 70 or more years of age. Therefore we are required to provide ample directional signage which is visible and readable to the elderly. We do not want our residents, or perspective residents potentially becoming lost or confused as a result of not being able to find their way around. Therefore we are required to provide large signage panels in appropriate locations in order to serve our clientele. All of the signage is difficult, if not impossible to see from Barracks Road due to the on-site landscaping and existing buffer strip along Barracks Road. The requested variance should not impose any visual hardship on the residents of Albemarle County, but if not granted, would suppose a significant hardship to the residents of The Colonnades.
