seeks variance to increase the area of a freestanding sign from 18 to 24
sqft and to reduce the front ,yard setback from 50 ft to 1 ft for
construction of a business sign.

feet to 24 square feet .
The reasons are .as follows; As the public travels
south on A c,n exiting Charlottesville , the sign be,_omes
✓ isible too late to decelerate in time to make the turn into
the deceleration lane , due to its location on top of a knoll
with an embankment on the r• i ght . Therefore , a sign to,_, small
would create a traffic hazard . We estimate that over =;O of
our traffic wi 1 l be coming from the city travel 1 ng south on
•a stretch of highway with •a 45 m. p .h . speed limit . Thus ,
a smaller sign would not be seen in time creating this
traffic hazard .
The sign setback needs to be one foot for several
reasons. First , on the right is the previously mentioned
embankment which creates a visibility problem from the
north . There i s also an exceptionally wide highway right of
way of 58 feet from the centerline . Because of this without
a. one foot _.etback , the sign would be positioned too far back
and be obscured by the trees called for to the south in the
site plan .
Such posi t i on i nq and size increase would riot be
i ncor,s i ssta.n t with other business signs in the area. . The
location , north to south , is on a grass island more than 10

feet from water existing� _ r lines and g.a.•-

consideration .i.rnd measurements this Furs to be the only
