That for and in consideration of the sum of Ten Dollars (w,10.00),
and other considerations, cash in hand paid by the Grantors to the Grantee,
receipt of which is hereby acknowledged the said Grantors hereby GRANT, BAR-
GAIN, SELL and CONVEY, with GENERAL WARRANTY OF TITLE, all that certain tract
or parcel of land lying and being in the Sr
ottsville Magisterial District of
Albemarle County, Virginia, described as 8j acres of land on the East side of
the sand road about 1i miles South of Alberene; being in all respects the
same property which was conveyed to Andrew Waynes by deed of Anderson Waynes,
- of record in the Clerk's Office of the Circuit
Court of Albemarle County, Virginia, in Deed Book 95, page 398, and being alsi
part of the land devised .to Andrew Waynes by the will of the said Anderson
Waynes, of record in said Clerk's Office in Will Book 30, page 251, and being
in all respects the said 8j acres of which the said Andrew Waynes died seised
and possessed and which he left by his will to his heirs at law, said will b
ing of record in said Clerks office in Will Book 31„ page 77. -
Reference is here made to said deed and references therein made for!
a more'complete description of -the real estate hereby conveyed.
The said Grantors covenant that they are seised in fee simple of
said land and have good right to convey the same; that they have done no act
to encumber said land; that the Grantee shall have quiet possession of said
land, free from liens and all encumbrances, and that they, the said Grantors,
will execute such other and further assurances thereof as may be requisite.
