subject also to an easement conveyed by Myra Sadler to Virginia Public
Service Company by deed dated November 13, 1930, and of record in the Clerk's
Office aforesaid in D. 13. 212 page 523. :his conveyance is further subject, to
restrictions that no intoxicatinG liquors shall be sold on said land, and further
that the remaining portion of the 3 111/160 acres hereby conveyed shall be used
for residential purposes only, which are covenants that, r..n with the land.

brothers, parties of the first part hereto;
This conveyance is made subject to the covenant contained
in said deed from Grace W. Rives that no intoxicating liquor shall be sold
on said land; to the rights of the public in the highway adjoining the
property hereby conveyed; to the rights of the Chespeake and Ohio Railway
Company in and to the land now occupied by it and included in the above survey;
and to the right of way granted to the Virginia Public Service Company by a
certain deed recorded in said Clerk's Office in D. B. 217, p. 202;
With the exception of the said rights, covenants and
easements, thep arties of the first part covenant with the Grantee that they
are seized in fee simple and have the right to convey the same; that they
have done no act to encumber the said lands; that the said party of the
second part shall have quiet enjoyment of the said lands, free from
encumbrances; and that they, the said parties of the first part, will
executes such further assurances of the said land as may be requisite.
