I purchased this property in October of 1990. Being a life long resident of the North Garden community I could see the two houses on this property continuing to deteriorate. I had proviously commented to my wife that if the property ever was for sale that I was going to make every attempt to purchase and renovate the houses before they were allowed to completely fall down. I am not asking for a variance to the zoning law, as a monetary gain. I am asking for this variance as a way to upgrade this area of North Garden and make this area a more desirable place to live, not just for myself and family but also for the prospective purchasers. I do strongly feel that the zoning regulation, as it now reads, should not apply to this particular parcel of property. My strongest objection to this regulation is the fact that it would be creating a subdivision of five (5) two (2) acre lots directly on the highway. Rather than creating five large parcels of land that would have building sites situated back far enough from the road that the houses could be easily concealed from the highway. These parcels would be served by separate driveways, all of the entrances would, and have been approved by the highway department. Secondly, I feel that offered as individual parcels of five to six acres would be very appealing. It would provide these property owners enough open space as to make them feel that to get out in the woods they would be on their own property; not trespassing on someone elses property. /j Ajf SEP 20 1991 ALBEMARLE COUNTY ZONING DEPARTMENT E. NO.13089 AREA CODE 804 HOME 293-2765 OFFICE 293-5547 The 21 acre residue as proposed in the zoning ordinance as it now stands would not serve beneficial to the owner of two acre lots in this situation. The geographical terrain behind these two acre lots would be of no use other than recreational use. The area is all mountain and rises very steep to the rear. This would create a situation, by which the owner of the two acre lots would constantly be encroaching upon the 21 acre property. I do hope that you will give this request your full consideration. I would ask that you grant my request on the assumption that the County is being considered from a greater increase to the tax base and also the area would benefit from the type and size homes constructed on the property.
