Please find our responses to the comments below in bold lettering. 1. Regarding requirements to satisfy the design guidelines as per 18-30.6.4c(2), (3) and (5) and recommended conditions of initial plan approval. a. Note that a Certificate of Appropriateness is required prior to final site plan approval. Acknowledged. Certificate of Appropriateness shall be obtained prior to final site plan approval. 2. Regarding conditions to be satisfied prior to issuance of a grading permit: a. Include tree protection fencing on the landscape and grading plans. Tree protection fencing to be provided on the landscape and grading plans prior to the issuance of a grading permit. b. Include a conservation checklist in the plan. Conservation checklist to be provided prior to receipt of a grading permit. 3. Regarding the final site plan submittal: A Certificate of Appropriateness is required prior to final site plan approval. The following items and all items on the ARB Final Site Plan Checklist must be addressed in an ARB application/submittal for a Countywide Certificate of Appropriateness: a. Provide large shade trees, 2 %" caliper at planting. 40' on center along the loop road. Trees have been provided along loop road at 2 %" caliper at a maximum of 40' on center. Provide large shade trees, 2 %2" caliper at planting, 40' on center at all parking lot perimeters. All large shade trees are listed as 2 %" caliper and are spaced at a maximum distance of 40' on center. c. Some trees are shown very close to underground pipes. Ensure pipes are at least 7' from trees. All trees have been moved 7' off center from all pipes. d. Add the standard plant health note to the site plan: All site plantings of trees and shrubs shall be allowed to reach, and be maintained at, mature height; the topping of trees is prohibited. Shrubs and trees shall be pruned minimally and only to support the overall health of the plant. This note has been added to the Overall Landscape plan. e. A single shrub type is proposed (78 Ilex Verticillata). Limit the number of proposed plants for any one species to 25% of the total proposed for that plant type (tree or shrub). The shrubs species has been diversified so that no one species is above 25% of the total shrub composition. f. Show tree protection fencing on the landscape and grading plans. Include a conservation checklist in the plan. Tree protection has been added on the landscape plans. We have included PDF copies of the plans and calculations for your review.
