RE: LITTLE CLOVER HILL- LOT 2
ALBEMARLE COUNTY, VIRGINIA
We, the undersigned, submit the following justification for a variance to reduce
the front set-back off Eyre Road from the current 75' requirement to 25':
JUSTIFICATION
1 . The lot is an old established legal building lot that originally had a 30' set-
back. With the unusual triangular shape of the lot, it would be very difficult to
place a house of average size on this lot with a 75' setback. The 75' set-back
requirement that exists today became effective long after this lot was in
existence. A 75' setback on a now required 2 acre lot is reasonable but, on a lot
of this size, is not reasonable.
2. Our current residence is on Lot 1 of Little Clover Hill. The well is southwest
of Lot 2 but is only 6' off the property line of Lot 2. Using a 75' set-back, it would
be impossible to locate a house the required 50' from the existing well. Using
the current set-back of 75', it would be a hardship for us as we would have to
abandon the well on Lot 1 and would have to drill a new well for the house on
Lot 1 .
