This letter is to inform you that on March 10, 1992, during

meeting of the Albemarle County Board of Zoning Appeals, the
Bapproved (4: 1) your request for VA-92-03 as follows subject to the
condition that the freestanding sign must be approved by the
Architectural Review Board.
1) To allow 32 square foot monument sign with setback of
10 feet or greater from highway right-of-way.
2) To allow 2 illuminated directional signs no larger than 2
square feet each with one being an entrance sign and the
other an exit sign.
3) Denied variance request for additional wall signage.

LOCATION: West side of Route 20 North approximately . 1 mile
north of its intersection with Route 250 East
REOUEST: In order to place a free-standing sign measuring 40
square feet ten feet from the property line, the applicant requests
relief from the regulations of both the underlying district and the
entrance corridor. Section 21.7 . 1 of the Albemarle County Zoning
Ordinance requires that free-standing business signs be located 30
feet from the right-of-way. Section 30. 6. 5. 2 (b) of the Entrance
Corridor regulations requires that free-standing signs be limited
to 18 square feet in area.
In order to have three wall signs measuring 24 square feet
each, the applicant requests relief from the Entrance Corridor
regulations only. Section 30. 6. 5. 2 (a) limits the aggregate area
for wall signage to one-half that allowed in the underlying
district; Section 30. 6. 5. 2 (c) limits the number of wall signs to
one per highway frontage. The aggregate area allowed to wall
signage in the underlying district is 100 square feet; therefore,
only 50 square feet would be allowed in the entrance corridor.
This site has only one frontage - on Route 20 North; therefore,
only one wall sign would be allowed under the entrance corridor
regulations.
In order to have two illuminated directional signs measuring
four square feet each, the applicant requests relief from the
entrance corridor regulations and the definition of "Sign,
Directional" in Section 3 . 0. Section 30. 6. 5. 2 (a) limits the
aggregate area for directional signage to one-half that allowed in
the underlying district; the definition states that directional
signs may not be illuminated.
Except for the setback of the free-standing sign and the
illumination of the directional signs, the applicant's proposal
meets the requirements of the underlying zoning district.
The applicant's justification includes the following:
McDonald's feels there will be an undue hardship without these
modifications. We feel a thirty foot signage setback will not
allow for proper and timely identification of the restaurant.
Also, none of the requested modifications will cause physical
or visual damage to the surrounding area.
3. The applicant has provided evidence that the authorization of
such variance will not be of substantial detriment to adjacent
property and that the character of the district will not be
changed by the granting of the variance. Taken individually,
each sign seems low-key; however, staff believes that three
wall signs and two illuminated directional signs, combined
with the free-standing sign, would have a cumulative effect
that would indeed be of substantial detriment to adjacent
properties.
Should you approve this request, staff recommends the following
conditions:
Free-Standing Sign:
1. The free-standing sign shall be a rectangular, solid-
face, monument sign. The logo shall not extend beyond
the rectangle.
Wall Signage:
1. The wall signs on the north and south facades shall be
limited to 12 square feet and shall not be internally
illuminated or back-lit. The wall sign facing Route 20
shall be limited to 24 square feet.
Directional Signage:
1. Directional signage shall be limited to one illuminated
sign measuring four square feet.
