This location falls within the newly established Entrance Corridor Overlay District and as such we must comply with guidelines established in Section 30.6 of the Albemarle County Zoning Ordinance. McDonald's is requesting the following: 1 . A ten foot tall monument approximately forty square feet located ten feet off the front property line. 2. Three wall logos approximately twenty-four square feet each located on the front, right and left elevations. 3. Two illuminated directional signs approximately four feet high and four square feet each. 4. A United States flag and pole at thirty feet high, and a Virginia State flag and pole at twenty-four feet high, both located ten feet off the front property line. 5. A thirty five square foot menu board and speaker stand located at the rear of the building. These components will not be visible from the roadways, nor audible beyond the property lines. 6. A vehicle height detector and clearance sign located at the rear of the store. These components are used to warn oversized vehicles of the building' s height restrictions. 7. Above ground handicapped signs to note accessible parking stalls. The most visible aspect of our signage will be the ten foot tall monument sign. This sign will be a typical McDonald's logo mounted on a brick pilaster which will match the building exterior. Ms. Marcia Joseph January 21 , 1992 Page Two McDonald's is requesting a variance for the following items: 1 . Allow a ten foot setback for the monument sign in lieu of a thirty foot setback (Section 21 .7.1 ) . 2. Allow a ten foot setback for the flag poles in lieu of a thirty foot setback (Section 21 .7.1 ) . 3. Allow the monument sign to be greater than eighteen square feet in size. This sign will be approximately forty square feet (Section 30.6.5.2b) . 4. Allow three wall signs in lieu of one and allow the size to be greater than thirty-five square feet. The three signs will be a total of approximately seventy-two square feet (Section 30.6.5.2c) . 5. Allow illumination of entrance and exit directional signs (Section 3.0) . McDonald's feels there will be an undue hardship without these modifications. We feel a thirty foot signage setback will not allow for proper and timely identification of the restaurant. Also, none of the requested modifications will cause physical or visual damage to the surrounding area. In conclusion, McDonald' s Corporation has tried to incorporate signage in its overall development that maximizes its purpose of identification, yet minimizes its impact on the surrounding area. We feel our submittal is in compliance with the intent of the EC Overlay District as defined in Section 30.6.1 of the Albemarle County Zoning Ordinance.
