RE: Earlysville Green Site Plan (Grocery Store) , Rt. 743
(TM 31A, parcel A and TM 31, parcel 32, part of)
Dear Mr. Whyte:
The Albemarle County Planning Commission, at their meeting on October
18 , 1983 approved the above-noted site plan subject to the following
conditions :
1. A building permit will not be issued until the following conditions
have been met:
a. Virginia Department of Highways & Transportation approval of
the relocated entrance;
b. Staff approval of screening, a landscape plan, and internal
parking layout; with special attention to dumpster/loading area;
c. County Engineer approval of:
01) Grading and storm sewer plans and .computations;
62) Drainage plans and computations for off-site easement to
culvert at Viewmont Road; or other measures to provide an
"adequate" drainage channel;
d. Fire Official final approval of building design;
e. Recordation of parking and access easements;
f. Recordation of a 30' access easement from TM 31A, parcel A
to Earlysville Forest Drive;
• g. Recordation of drainage easement from Rt. 743 across property;.
h. When future additions and parking are submitted for approval ,
an entrance may be required on Earlysville Forest Drive, and
white pine screening may be required across the rear of the
parking lot. . . .
The screening is intended to be live screening rather than a fence,
except near the dumpster/loading area where a fence may also be necessary. "

In order to expedite the completion of the above items, please have
the appropriate agency or department notify Cathy Brittain (296-5832)
in the Inspections Department, in writing, that the applicable con-
ditions have been met.
Please note that the Zoning Ordinance requires that construction be
commenced within eighteen (18) months of the date of approval or the
approval will be void.
