Nelson Dear Mr. Nelson, The following soils evaluation was performed to establish locations for reserve drain fields at each of two one-bedroom houses on your and Laurie Loflin's property (parcel 57 C on State Route 680) in Albemarle County,Virginia. Two potential reserve drainfields were located on the property,one near the lower cottage, and the other near the upper house. See enclosed tax map for locations. Since both drainfield sites exist in topographically uniform areas and exhibited uniform profiles,three hand auger holes were bored per site in order to determine soil profiles. Generally,the soil profile at the cottage site consisted of six inches of topsoil overlying sandy clay loam to a depth of at least 52 inches. A 400 square foot drain field with tiles set at a depth of 24 inches will provide 100% reserve capacity. The general soil profile at the main house site consisted of 4 inches of topsoil overlying 6- 14 inches of silty clay loam,which overlies a silty clay loam saprolite ranging from 16-24 inches thick. One hole in this location showed a highly weathered saprolite of silty loam texture to 60 inches. All other holes tried in this area hit shale at approximately 3 feet. Regardless,at this depth the required 16 inches of vertical offset exists. A 600 square foot drain field with tiles set at a depth of 18 inches will provide 100% reserve capacity at this site. And unfortunately, neither of us have the capital or ability to borrow funds to purchase additional land which would make each houses' parcel the required 2 or more acres, even if a neighbor would consider that option. It is our belief that if the houses are divided, the prices on each, individually, would be in a range much more affordable to a larger group of buyers. Additionally, the inherent nature of the houses is such that they were two distinct entities to begin with (Miller's house and store - see enclosed road survey) . We feel the houses are much more well suited to individual owners, liken the neighboring properties, rather than their current function as rentals. Upon advisement of Gary Rice, I have requested a private firm to perform a soil evaluation for the reserve septic field for the residence of the western side on VSH 680 and will forward that information to you as soon as possible. Secondly, the property has been marketed since Marth 22, 1990 without success. The only contract re- ceived was denied by the mortgage partly because the appraiser could not find any comparable sales, although they could be found if the houses had been, in effect, detached entities. The question: "Are they available separately?" has been asked countless times. Third and finally, the owners have a fair amount of equity in the property, yet both are severely burdened financially. From the response of former customers, we feel the houses could sell separately and quickly. 2) The aforementioned attempt at an appraisal proved this is not the case. None of the surrounding or neighboring properties share similar aspects in this regard due to the unique inherent nature of the property. 3) We feel the houses are much better suited to individual parcels, liken the neighboring properties, rather than their current use as rentals. And unfortunately, neither of us have the capital or ability to borrow funds to purchase additional land which would make each houses' parcel the required 2 or more acres, even if the neighbor would consider that option. It is our belief that if the houses are divided, the prices on each, individually, would be in a range much more affordable to a larger group of buyers. Additionally, the inherent nature of the houses is such that they were two distinct entities to begin with (Miller's house and store - see enclosed road survey) . We feel the houses are much more well suited to individual owners, liken the neighboring properties, rather than their current function as rentals. Upon the suggestion of Gary Rice, I have requested a private firm to perform a perk test and soil survey for the reserve septic field for the residence of the western side of VSH 680 and will forward that information to you as soon as possible.
