The Albemarle County Architectural Review Board at its meeting on Tuesday July 6, 1993 reviewed the above noted item and approved the following amendments: 1. Increase the spacing on the Scarlet Oaks located on the entry road from 35' o.c. to 50' o.c. The number of the trees may be reduced within the first phase of construction to include the trees planted closest to Route 20N to the beginning of the proposed line of screening trees (this includes four (4) trees that are marked in green on the attached plan). 2. Purple Ash can be substituted for the Scarlet Oak designated on the plan. 3. The seven (7) Willow Oaks and numerous Inkberry (outlined in blue on the plan) can be planted in the second phase of construction. 4. Pin Oaks may be substituted for the Willow Oaks designated on the plan. 5. Decrease the size of the Oak trees within the parking area to measure 1 1/2" - 1 3/4" caliper. (as outlined in brown on the plan) These will not have the visual impact normally anticipated, because this area is screened with vegetation that is required between the parking area and the residential lot. 6. Trees directly in front of the building and on the southern portion of the parking area (outlined in yellow) must remain 2 1/2" caliper. J ARB-F(SDP)-91-31 Broadus Memorial Baptist Church July 7, 1993 7. Vegetation within the area marked Phase 2 (outlined in pink) may be removed from the. plan. 8. Eastern Red Cedar spacing may be increased, the trees should be arranged in a natural irregular configuration in groups of three - five to help form a visual continuity on the site and provide a screen from the adjacent property. This should include fifteen (15) to twenty (20) Eastern Red Cedar. 9. Kousa Dogwood can be substituted for the Yellow Wood shown on the plan. Please revise the site plan to reflect the information discussed above, and return five copies to this office. If you have any questions please call me. Box 3915 Charlottesville, VA 22903 RE: ARB-F(SDP)-91-31 Broadus Memorial Baptist Church Final Site Plan Dear Sirs: On September 16, 1991, the Albemarle County Architectural Review Board approved your request to locate a 13,500 square foot church building on 9.26 acres zoned RA, Rural Areas and EC, Entrance Corridor Overlay District. Property, described as Tax Map 62, Parcel 25C, is located on the east,side of Route 20 across from Rivanna Park and approximately 600 feet south of Franklin Drive in the Rivanna Magisterial District. This approval is subject to the following conditions: 1. Caliper of trees in parking area and interior road to be 2 1/2 inches. 2. As submitted in the one package of material. 3. Applicant agreed to change plans for the screening trees (holly and hemlock) in front to be 15 feet on center. 4. The applicant can choose either the dark red or the tan color of mortar from the samples submitted.
