The County of Albemarle Planning Division will recommend approval of the plat referenced above once the following
comments, and those provided by other Site Review Committee, SRC, members, have been satisfactorily addressed. The
following comments are those that have been identified at this time. Additional comments or conditions may be added or
eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County Code.]
1. [4.19] Building setbacks. The ordinances governing setbacks have recently been updated. Revise the building setback notes
on the Cover Sheet to align with the current ordinances and instead state that there is no side minimum or maximum
setback, however, a minimum building separation of 1Oft is required unless buildings share a common wall. Rev 3:

2. [14-302(B)(10)] Stream buffers. Confirm that parcels 150-154 lie outside of the 100ft stream buffer area. According to the
Albemarle County GIS data, it appears these parcels may lie within this buffer. (Be aware, ZMA201600005 notes that
`...No proposed lots or development shall be located within the 100ft stream buffer areas".) Rev 3: Parcels removed from
application. This comment is no longer applicable.
3. [Comment] Labels. On Sheet 6, please review the easement notations located in the Open Space D area. They appear to
conflict with one another. Revise and/or clarify as appropriate. Also, there appears to be a similar floating label on Sheet 7.

4. [14-302(B)(1)] General Information. For the resubmission, include a date of revision on the plat. Rev 3: The previous
revision was not recorded in the revision notes of the title block. Please add a line item to reflect the last revision,
"Per County Comments," using the date 7/25/2019, when the last plat iteration was sent to the County. Another line
item should be added to reflect any future resubmission as well.
5. [Advisory Comment] Building mix. Please be advised that the Application Plan for this property, that was associated with
ZMA201600005, notes that "...A minimum of 50% of the proposed lots will be single family detached houses. Single family
attached (SFA) units and townhouses may be constructed in the areas adjacent to Park Ridge Drive and the Eastern
Connector Roadway. A minimum of 10% of the units shall be SFA or townhouse units." As such, future phases of this
project may be asked to provide notes or tabular information to ensure these building mix requirements are being met.
NEW COMMENTS BASED ON REVISED PLAT (7/25/2019)
6. [14-303(C)] Curve Data Table. Review and revise data provided in the Curve Table on Sheet V 1. This data does not reflect
the removal of parcels from the application request. As such, some measurements are no longer correct and a few of the
curves are no longer shown on the plat.
7. [14-302(A)(4-5)] Easements. Provide a label for the existing storm drain easement located off of Claiborune Road, running
between Lots 141R2 and 142R2.
8. [Advisory Comment] Labels. It appears Area callouts on Sheet V4 Easements were left "on" by mistake. As these callouts
are not relevant to the information provided on this sheet, and are not pointing to enclosed areas of those sizes, please
consider removing them.
