Kelsey, PE - Civil En ineeq g � �� DATE: May 10, 1993 P RE: BZA; Keswick Country Club VA-93-07, TMP 80 - 8Z & 9 This application has been reviewed by the Engineering Department in order to satisfy condition 1) of your letter dated April 15 1993. A site inspection was conducted, by myself, on Friday, May 7, 1993, to verify the building locations and the site conditions. Attached is a copy of the related portion of the site plan, which shows the 2 buildings of concern. Based upon my inspection, I have sketched in the approximate location of the parking area and the access to Club Drive. The parking is just outside to road easement and I do not consider the ingress and egress as a hazard to the flow of traffic on Club Drive. Building #2 is located at a curve in Club Drive. Since the building is lower than the road, the ground slopes toward the building. The east building corner is 20'± from the road and the corner of the front porch is 15', approximately. In the event of slippery or icy conditions, this building is potentially at risk of being involved in a loss-of-control accident with vehicles from Club Drive. As shown on the attached sketch, approximately 100' of guardrail must be placed along Club Drive to reduce this potential. I am sensitive to the fact that aesthetics are important to the applicant. The typical metal guardrail is not the most eye pleasing of road accessories. In the past we have approved, on some private roads in the county, the use of timber guardrail as a more attractive alternative. The private roads in "Rosemont" subdivision, located in Ivy, utilized timber guardrail and can serve as a good example. Call me if you or the applicant have any questions.
