The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [General Comment] Please add the owner name and deed book reference to the property label of TMP
89-63A on Sheet 2. Rev. 1: Comment addressed.
2. [14-302 (B)(10)] Please show all locations of any Albemarle County Water Protection Ordinance Stream
buffers and label them on Sheet 2. Rev. 1: Comment addressed.
a. On Sheet 1, add a note stating the source used to identify the stream buffer locations. Rev. 1:

b. On Sheet 1, include a note stating "The stream buffer(s) shown hereon shall be managed in
accordance with the Albemarle County Water Protection Ordinance. " Rev. 1: Comment
addressed.
114-400 and 18-4.6.6 (b)] Please provide an exhibit with the next submittal identifying all areas with
critical steep slopes on the residue parcel to verify that the proposed private street easement complies with
the specifications of Section 18-4.6.6 (b) of the Zoning Ordinance. The exhibit will be forwarded to the
County Engineer for review to verify that the private street easement complies with the requirement that
it will (1) shall not exceed a sixteen (16) percent grade. Rev. 1: Comment addressed.

4. [14-308.1] The Tier II Groundwater Assessment is complete. Results are attached for your records. Rev.

5. [14-309, 14-310, 14-4161 The soils evaluation reports have been sent to the Health Director for review.
Any comments or approval letters will be forwarded to the applicant upon receipt. Rev. 1: Comment
addressed, see attached approval letter from VDH.
6. [14-316] The plat has been sent to the Virginia Department of Transportation (VDOT) for review. Any
comments or approval letters will be forwarded to the applicant upon receipt. Rev. 1: Comment
addressed, see attached approval letter from VDOT.
7. [14-317] The private street maintenance agreement has been forwarded to the County Attorney for review
and approval for compliance will all applicable sections of 14-317 of the Subdivision Ordinance. Any
necessary revisions will be sent to the applicant once review is complete. Rev. 1: Comment not fully
addressed. Please see the attached comments from the County Attorney's office. There are several
necessary revisions to the draft deed. Please contact Cameron Langille if any of the comments are illegible
or if the applicant has questions about a specific comment. Rev. 2: The County Attorney has two
remaining revisions to the draft maintenance agreement. The second comment below is a suggested
revision, but not a required one. See below for details.
8. [14-302 (13)(1)] Please add a date of last revision. Rev. 1: Comment addressed.

Re -word the "Now, Therefore" paragraph as follows: "NOW, THEREFORE, for and in consideration of
the premises and the undertakings contained herein, the Declarant hereby imposes the following
obligations upon T.M. 89-63B and Parcel A:"
2. Though it's ultimately up to Mr. Palermo, I think that the dwelling referred to (twice) in the "Cost of
Maintenance" paragraph is the dwelling on T.M. 89-63B.
