Vermillion, Jr. Variance Dear Babette: On behalf of the Vermillions, I am sending an old map relative to Franklin Subdivision which shows a twenty-five contour interval . Also shown is Lot 38, which at one time was known as TMP 62-129 and was subsequently added to TMP 62-28A. Relative to the variance request to allow the "pipestem" portion of TMP 62-28A to be subdivided off along with sufficient acreage to create a lot for John C. Vermillion, Jr. , this map does a good job in showing the rational not to access the proposed house site from Cason Farm Road or through TMP 62-28A. The route from Franklin Drive lays favorable such that little or no grading will be required to install a driveway. The map shows a significant difference in elevation between Cason Farm Road and the proposed house site (over 75 ' difference in elevation. It also shows a much longer route, from any other access alternative, in order to serve the proposed house site. Finally, the proposed house site is a very attractive and logical one and a favorable septic system site has been found to support this location. Vermillion Charlotttesville Sanitary Supply Corporation 1327 East High Street Charlottesville, Virginia 22901 Re: Soils Study Proposed 2.0 Acre Lot Vermillion Property Route 20 North Dear Mr. Vermillion: As requested, we have completed a soils study at the referenced site. The purpose of the study was to determine the suitability of the soils for the disposal of sewage by means of a septic tank/drainfield system. The investigation has consisted of drilling a series of five (5) hand auger test holes to determine soil profiles. A log of each test hole is shown on the enclosed soil profile sheets along with a sketch showing the approximate hole locations. The holes have been flagged with orange ribbon for future reference. The proposed lot had not been surveyed at the time of our investigation. When your surveyor surveys the new lot lines he should locate our test holes to make sure that the proposed drainfield is, in fact, on the new lot. Generally, the soil profile in the area investigated consists of about 6 inches of topsoil beneath which there is a layer of silty clay loam of variable thickness. This upper silty clay loam layer is underlain by clay loam which, in turn, grades vertically into the underlying greenstone. In our opinion drainfield lines can be placed in the silty clay loam and/or clay loam as percolation tests run on similar soils in the area have yielded percolation rates that meet the current Health Department requirements. As you know, final approval of the drainfield site rests with the sanitarian with the Charlottesville—Albemarle Health Department. We hope this is the information you need.
