Applicant requests variance to reduce lot width at building line from 250 to 125 feet in order to build a second house on this parcel. . y DESCRIPTION OF REQUEST: WP, rPg„tmf a varianf`P of fhP minimum lot width rgquirement JUSTIFICATION SHALL BE BASED ON THESE THREE (3) CRITERIA: 1) That the strict application of this ordinance would produce undue hardship. Without this/variance we wouldn' t be able to utilize our division right, because there are no other suitable building sites on this lot. 2) That such hardship is not shared generally by other properties in the same zoning district and the same vicinity. No other four acre lots in our vicinity has both a power easement and a low-lying wet-land bisecting their property. 3) That the authorization of such variance will not be of substantial detriment to adjacent property and that the character of the district will not be changed by the granting of the variance. -This voiance will alow us to place our house further from the Fulton Gilmer residence, thus allowing them their privacy. The property bordering our other side is owned by a member of our family and is also the property on which we reside. We intend to maintain the wooded nature of this site, to build a small house which will not impact the wet-lands and will be inconspicuous both in design and placement. The application may be deferred by the staff or the Board of Zoning Appeals, if sufficient information necessary to this review has not be submitted by the deadline.
