Variances to 1) increase the number of freestanding signs from 1 to 2 and 2) reduce the setback for the same freestanding signs from 5 to 4 ft. \qlr\ DESCRIPTION OF REQUEST: Approval of a subdivision entrance sign for a commercial mixed-use subdivision ot L41 acres. The signs consist ot two signs at the entrance to Peter Jefferson Place, located on entrance walls. The signs announce the subdivision (like residential subdivision signs) without identifying any ot the tenants or owners in the development. JUSTIFICATION SHALL BE BASED ON THESE THREE (3) CRITERIA: 1) That the strict application of this ordinance would produce undue hardship. The code section for a multi-business complex sign (4. 15.7-6) was not designed to handle the signage for a mixed-use development of the size of Peter Jefferson Place. The proposed signs actually meet the requirements for a residential subdivision entrance sign except that the setback is 5 feet (the typical setback in commercial districts) rather than 1U feet. 2) That such hardship is not shared generally by other properties in the same zoning district and the same vicinity. No other properties of the size (241 acres) and zoning PD-MC exist in the vicinity nor is any property in the vicinity planned as such an integrated mixed-use park as Peter Jefferson Place. 3) That the authorization of such variance will not be of substantial detriment to adjacent property and that the character of the district will not be changed by the granting of the variance. The proposed sign is a well designed sign that we expect will receive the blessing of the County`s Architectural Review Board and which will be an enhancement to the area. It will establish a pattern for all the entrance signs tor Peter Jefferson Place, along both Route 250 East and State Farm Boulevard. The application may be deferred by the staff or the Board of Zoning Appeals, if sufficient information necessary to this review has not be submitted by the deadline.
