This letter is to notify you, as adjoining property owners, that Lloyd F. and Patricia E. Wood,

Highway Commercial, Charlottesville Magisterial District, has made application for VA-94-01,
requesting relief from Section 21.7.3 of the Albemarle County Zoning Ordinance, as follows:
Variance to reduce the side setback from 50 to 10 ft adjacent to residential to
the east. This is to allow an expanded putt putt course, bumper boats, batting
cages and a go-cart facility.
A public hearing will be held by the Board of Zoning Appeals on February 08, 1994, at 3:00

Dear Mrs . McCulley .
On January IT. 1904 the Dail Progress had an article
about a proposed bumper coat , co cart and batting cage park
that a local oeeloper . -117 . Wood. ..7ants to build on groperty
adjacent to his Putt-Putt Golf and Game!=, Pars . The article
stated that he was apping for a variance to ease the set
back iimitations since the parK wouo come within 20 feet of
residential land rather than the SC feet the code requires .
Because of the P=ino a.no icy conditions this wfaeK . I
have been unable to come to your office to view the glans
for this park and so I am not sure of its eTact location .
1 do have concerns scout increased noise . increased lighting
and increased traffic congestion that II come with this
park .
I am concerned about the increased noise . Residents in
the surrounding neighborhoods . Squire Fiii , Paintree .
Fieldbrook and even Woodbrook would hear the CIO carts . We
can near traffic from Route 2Q and Pin Road but only during
peak rush hour . The go carts . 1 assume . would be running
from mio-morning to late evening. The noise woud cc
constant and unwelcome in those neighborhoods .
I am concerned about the amount and type of Iichting
that will oe used to illuminate the park . Will it shine
into our neichoorhoods?

Road is sometimes difficult . This park would generate more

1 feel that the Tioning variance should not be granted.

should reguice it to hare a much greater set pack when it Is
near a residential neichoorhood.

I am a present neighbor to the East of the existing Putt Putt on
Rio Rd. My property consists of two parcels zoned "Commercial Office"
and includes over 20000 square feet of office space.
Having reviewed the new plan Mr. Wood has developed for Putt Putt.
I whole heartedly support the plan and welcome the new plan to the neigh-
borhood. I know that Mr. Wood's operation. .under his management. will be
an asset.
I urge you to favorably consider the variance for which he has applied_

Several of our homeow� h on the grope tyve exessed concern over described above
construction of a go-cart facility
while many homeowners are generally pleased
with
distressedaovernthe

the existing recreational facility, they are
noise and environmental pollution that such a facility may create.
Raintree is a diverse neighborhood of families,
young
professionals and retirees.the natural the residents have moved to
surroundings and tranquil
this area because oa
environment. They are concerned that the high pitched noise 2-
cycle go-cart engine will be excessively audible in many parts
the neighborhood. This drivel not only much of the detract
wildl wildlife hfram tthe he eaCaren
environment, but also
within and surrounding Raintree.
I am not aware of the proposed citing of the go-cart facility,
the decibel range of engine output, or its actual affect upon the
environment. I can only assume your office has reviewed these
factors and can make this information available to me. I intend to
have a meeting with the homeowners to discuss this issue.

Dear Ladies and Gentlemen:
Having been a business neighbor from November 1980 to September
1990 of Lloyd F. Wood Jr. , with property contiguous on the the east
side to his Putt-Putt on Rio Road, he ask me to relate the history of
the use of my property to you. When I purchased the property in 1980,
it was being used as an automotive repair/rebuilding shop. Prior to
that, it was used as office and supply point for a well piping and
pumping business. We used the property as headquarters for our build-
ing business, providing administrative offices, material storage, and
vehicle/equipment parking.
Lloyd's Putt-Putt operation was a wonderful neighbor to us; always
extremely well maintained and managed, providing a living vitality but
never intrusive.
While owning the property, 'I purchased two(2) adjacent parcels on
the east side, had the front portion rezoned to Commercial Office, and
had Roudabush develop a site plan for townhouses on the rear portion.
Before proceeding with development, Chuch Rotgin approached me about a
joint-venture or partnership arrangement to develop a shopping center.
After some pursuit, I decided not to become involved in commercial
development, but realized the property had become too valuable for
residential use, so I sold it to Chuck.
