Box 642 Crozet,Virginia 22932 Re: Soils Study Proposed Parcel X and Residue T.M. 57 Parcel 32 Albemarle County Dear Mr.Shifflett: As requested we have completed a soils study at the referenced site. The purpose of the study was to determine the suitability of the soils for the disposal of sewage by means of a septic tank drainfield system. The investigation has consisted of drilling a series of hand auger test holes to determine soil profiles on the property. A log of each test hole is shown on the enclosed soil profile sheet. The approximate location of each test hole is shown on the enclosed plat of the property prepared by Steven L. Key , Inc. Also enclosed is a soil information summary sheet containing information pertinent to the design of the potential drainfield. The holes have been flagged with red ribbon for future reference. Based on our investigation it is our opinion that the soils in the vicinity of holes 1,3,4,5 and 8 are suitable for installation of drainficld lines. Potential drainficld sites on Parcel X and the residue are limited by the 100 foot setback from the spring and the approximate limits of the 100 year flood plain (as shown on the plat prepared by Steven L. Key, Inc.). The contents of this report reflect our opinion as to the suitability of the soils to support a septic tank/drainfield system. Final approval of the individual drainficld site rests with the sanitarian with the Charlottesville-Albemarle Health Department. We hope this is the information you need. The purpose of the study was to determine if existing Parcel 32B and combined existing parcels 32C and 32E are buildable lots. In order to be considered buildable, each parcel must have sufficient area to support a primary drainfield site of at least 400 square feet of trench area. The investigation has consisted of drilling a series of hand auger test holes to determine soil profiles on the parcels. A log of each test hole is _ shown on the enclosed individual soil profile sheets. The approximate location of each soil profile hole is shown on the enclosed worksheet prepared by Steven L. Key, Inc. The holes have been flagged with red ribbon for future reference. Based on our investigation we offer the following: Parcel 32B: This parcel will not support the minimum size drainfield required by the Health Department due to 1) gray discoloration and/or gray mottling in the soil profile at holes land 5 and 2) the topography and the shape of the parcel combine to limit the number and length of drainfield lines that can be installed on the parcel (drainfield lines must be installed along the contours thus limiting the length of drainfield lines). Parcels 32C and 32E (combined): This parcel will support the minimum drainfield required by the Health Department. A potential drainfield site (primary only) exists in the vicinity of holes 1,2,5,6 and 7. The contents of this report reflect our opinion as to soil conditions as they relate to possible drainfield sites. Final approval or rejection of individual drainfield sites rests with the Charlottesville-Albemarle Health Department. We hope this is the information you need.
