You will please note that I am only requesting a variance on two lots . Specifically I am requesting a reduction in the side setback from 25 feet to 10 feet on Block B , Lot 1 , and from 25 feet to 20 feet on Block E, Lot 1. As we have discussed previously , the 25 foot side setback, from the internal right-of-ways , has made it difficult for me to design townhouses which will accommodate the older move-down market. We feel that River Run is extremely well suited to this market due to its convenient location, its proximity to the Pen Park facilities, the increased security provided by townhouse living, and because the exterior maintenance of the building and grounds is done by the Homeowners Association. Ideally, the home offered to this move-down market will provide for first floor living. This requires increasing the width of the townhouse to allow for at least one first floor bedroom. Our current designs incorporate this concept in as narrow a way as possible. The six-unit design is 152 feet wide and our five-unit design is 108 feet wide. These dimensions work except with Block B and Block E, which is why we have requested variance . To compensate for the reduced side yard setback, I offer to work with you to develop a mutually-agreed-upon landscape plan which will provide for increased privacy, sound protection and improved aesthetics .
