Mr. Ray:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Properties, please be advised of the following for
Parcel ID 06000-00-00-025AO (3.89 Acres) ("the Property"):
• The Property is zoned C-1, Commercial. The permitted uses of the Property are
provided in Section 22 of Chapter 18 of the Albemarle County Code ("Zoning
Ordinance"). The Property is subject to the Airport Impact Area, Entrance Corridor, and
Steep Slopes Overlay Districts as described in Section 30 of the Zoning Ordinance.
• Setback and stepback requirements are provided in Section 4 (specifically 4.20) of the
Zoning Ordinance.
• Building height regulations are provided in Section 21 (specifically 21.4) of the Zoning
Ordinance. There are no applicable floor space area restrictions.
• Parking requirements vary per use and are provided in Section 4 (specifically 4.12.6 thru
4.12.12) of the Zoning Ordinance.
• This office has no record of an open violation for the Property.
• The Property is subject to the action of a special use permit granted in 2004 with
SP2004-00021 for a ballet school.
• There are no applicable rezonings, proffers, or variances associated with the Property.

• The Property is zoned C-1, Commercial. The permitted uses of the Property are

The existing canopy was granted a setback variance to allow the canopy to be V from
the public right of way of US Route 250, as well as some parking spaces in front of the
building with the 2405 Ivy Road address. The variance also includes a reduction of sign
setbacks and increases in height and area of one freestanding sign.
• There are no applicable rezonings, proffers, or special use permits associated with the
Property.
• Copies of any applicable records may be obtained via the noted links or from this office
